Package 1 shell stage — steel frame and rain-tight envelope on site

Package 1 — Shell

Starting from €1,299 / m²

Rain-tight shell + Cyprus permits.

Best for: A legal permanent shell first — finish interiors later.

  • Galvanized light-steel frame (walls, floors, roof structure)
  • Typical raft / footing foundation on flat or mild plot (normal ground)
  • Insulation to agreed energy target (standard build-up)
  • External cladding / render from base range
  • Standard thermal windows & external doors (limited glass area)

  • Weather barrier closed — rain-tight envelope
Construction & permit services
  • Plot review (levels / ground) & fixed-scope construction contract
  • ETEK architect drawings for Cyprus permits (catalogue adaptation)

Package 2 — Shell + first-fix

Best for: First-fix in and a registered building before kitchens and floors.

Includes everything in Package 1, plus:

Materials & build systems
  • Internal stud / lining boards for main rooms
  • First-fix electrical & plumbing (standard outlet / point density)
  • Drainage / soil stacks coordinated with structure
  • Stair / loft elements where the catalogue plan requires them
Construction & permit services
  • MEP design coordination with licensed partners
  • First-fix electrical & plumbing installation
  • Air / vapour control for Cyprus climate
  • Milestone inspections & progress reporting
  • Handover pack for finish contractors (or upgrade to Package 3)

Topographic surveyor

Plot survey and levels so the design and foundation sit correctly — often required before permit drawings are final.

PrefabHomes project lead

Locks the construction scope, fabricates the frame, builds on site and (on turnkey) finishes through snagging and keys.
