Light gauge steel homes in Paphos
Coastal plots from Paphos town to Peyia and Polis need corrosion-aware detailing; hill villages need good access planning for frame delivery. Light gauge steel handles both.
Light gauge steel (LGS) is our core building system: cold-formed galvanised steel profiles, engineered and cut in the factory, assembled into a permanent, permitted home on your plot. Here is how it works, what it costs and why it suits Cyprus.

The walls, floors and roof are framed with thin, cold-formed galvanised steel sections — typically C and U profiles — fixed together with screws or rivets. Each member is designed in structural software and produced to the millimetre, so the frame arrives on site ready to assemble.
The frame is then closed with boards, continuous insulation, a weather membrane and the façade finish you choose: render, cladding or stone. From the outside, a light gauge steel home looks like any modern Cyprus house.

Earthquakes: steel is ductile and the building is light, so it attracts lower seismic forces. Heat: the frame carries thick, continuous insulation for comfortable summers and lower cooling bills. Coast: galvanised steel inside a sealed envelope handles salt air. Speed: the frame is made while permits progress, so on-site work is short.
Every home is designed with structural calculations to the Cyprus building regulations and Eurocodes and carries a 10-year structural warranty on the frame.

Light gauge steel is ideal for single- and two-storey homes and for roof additions, where low weight matters. Heavy, structural steel — hot-rolled beams and columns — is used for large open spans, commercial or agricultural buildings and heavier loads. Some projects combine both. We recommend the system after the free plot review.

Packages start from €1,299/m² for a shell, €1,599/m² for shell + first-fix and €1,899/m² turnkey, VAT extra, on a standard plot with permits included. A 100 m² turnkey home therefore starts from about €189,900 ex VAT. Once permits are in place, most homes reach handover in about 6–10 months.

We build across Cyprus. Each area brings its own plot and climate questions:

In the island's most expensive building market, a fixed-scope LGS quote gives cost certainty, and the light frame reduces foundation work on sloping plots.
Flat coastal and village plots around Larnaca suit fast LGS assembly, with galvanised frames sealed against sea air.
For the hottest inland summers, the deep insulated walls of an LGS home keep cooling bills down in Nicosia and its suburbs.
Yes. LGS homes are designed with structural calculations to the Cyprus regulations and Eurocodes, including seismic design, and carry a 10-year structural warranty on the frame.
Yes. It is a permanent building and needs planning and building permits like any house. We prepare the drawings and permit dossier in our packages.

Yes. A permitted LGS home on a permanent foundation receives a title deed and can be financed and insured like a concrete house.
