What counts as a prefab home in Cyprus
A prefab home is a house whose structure is manufactured off-site — in our case an engineered galvanised steel frame — and assembled on a conventional foundation on your plot. The result is a permanent dwelling with a building permit and a title deed, indistinguishable in daily life from a conventionally built house.
The word 'prefab' in Cyprus also gets used for transportable cabins and container units sold for under €50,000. Those are a different product: they are not designed as permanent permitted residences, and most horror stories about prefab quality trace back to them. Everything we build is a licensed permanent home.

How the process works
Design and a fixed-scope quote come first, then permit submission. While the municipality processes the paperwork, the steel frame is manufactured in the factory — the two run in parallel, which is why a typical project hands over keys in 6–10 months of construction time rather than the 12–18 months common for concrete villas.
Every home carries a 10-year structural warranty on the galvanised frame, and the envelope is designed to energy class A with continuous insulation — built for Cyprus summers and coastal air.
