Where the savings actually come from
A steel-frame build saves money in three honest ways. First, time: the frame is manufactured while permits progress and assembles in days, so you pay months less in labour, site overheads and rent while waiting. Second, certainty: a fixed-scope package quote means the price you sign is the price you pay — no mid-build surprises, which are where conventional budgets die. Third, precision: factory-made components mean near-zero material waste and no demolish-and-redo.
What we will not do is quote a teaser price that excludes foundations, installations or permits. Those 'from €1,200/m²' kit adverts become €2,000+/m² houses once everything real is added. Our €1,299 / €1,599 / €1,899 per m² bands (ex VAT) are built prices with permits included.
How fast can you actually move in?
Typical construction time is 6–10 months. The sequence that makes it possible: design and fixed quote first, permit submission next, and frame manufacturing running in parallel with municipal processing and foundations. A concrete villa typically needs 12–18 months of construction once it starts — and every extra month is rent, loan interest and life on hold.
Permit timing itself belongs to the municipality and your plot's planning zone; no honest builder can promise a permit date. What we control — the build — is fast and scheduled.
Cheap without being flimsy
Affordable must not mean disposable. Every home is a permitted permanent dwelling on a galvanised steel frame with a 10-year structural warranty, continuous insulation designed to energy class A, and detailing specified for coastal salt air where relevant. The budget-saving decisions are in size and finishes — never in structure, insulation or legality.
The genuinely cheapest permanent option is building smaller and smarter: our single-storey designs start at a 42 m² studio, and a compact well-insulated home also costs less to cool, heat and maintain every year you live in it.
The false economies to avoid
Unpermitted cabins and container conversions look cheap until you need a title deed, a mortgage, insurance or a resale — then the 'saving' becomes the most expensive mistake on the island. The same applies to materials-only kits if you have not priced assembly, installations and permit engineering. If a price looks impossible, something you need is missing from it.
