PrefabHomes (“we”, “us”, “our”) operates this website and related online tools for prefabricated, modular and steel-frame homes in Cyprus. We work across all cities in Cyprus.

Scope
This Privacy Policy explains how we collect, use, store and share personal data when you visit our website, use our contact form, chat with our AI FAQ assistant, or use the voice receptionist (Andreas) on the site. It is written with the EU General Data Protection Regulation (GDPR) and Cyprus data-protection law in mind.
This page also sets out important limits on how you may rely on website content (including products, designs, photographs, pricing and project details). Those limits apply whenever you use the site, whether or not you submit personal data.
Website content, products and pricing (important)
All information on this website — including but not limited to product descriptions, modular and steel-frame home designs, floor plans, photographs and renderings, galleries, completed-project examples, specifications (such as size, bedrooms, bathrooms, floors, finishes and packages), timelines, process descriptions, and any prices, price ranges, package names or €/m² figures — is provided for general information and marketing illustration only.
Such information may be incomplete, outdated, illustrative, or inaccurate, and may be changed, corrected, withdrawn or replaced at any time without prior notice. Images (including AI-assisted or staged visuals) may not depict the exact final appearance, materials, landscaping or surroundings of any home you commission. Project locations, names and summaries may be illustrative or anonymised.
We expressly reserve the right, at our sole discretion and at any time, to modify, suspend or discontinue any content, design, package, price indication, feature or offer shown on the site. Nothing on this website constitutes a binding offer, quote, warranty, guarantee, representation or contractual term unless and until confirmed in writing by PrefabHomes in a signed quotation, order or contract for your specific project.
You must not rely on website content as the sole basis for purchase, financing, permitting, construction or investment decisions. Always verify current designs, specifications, availability and pricing with us before committing. To the fullest extent permitted by applicable law, PrefabHomes accepts no liability for loss or damage arising from reliance on inaccurate, incomplete or changed website information, including alleged false or misleading content, except where liability cannot lawfully be excluded.
If any part of this section conflicts with a written contract you later enter into with us, the written contract prevails for that project.
Copyright, content use and AI training

All material on this website — including text and headings, photographs, renderings and visualisations, floor plans and diagrams, the design catalogue and design codes, specifications, pricing structures, translations, page layout, styling and underlying source code — is our intellectual property or is used under licence, and is protected by Cyprus and EU copyright law and international treaties.
You may view the site, and print or download individual pages for your own personal, non-commercial use in considering a project with us. Everything else requires our prior written permission. In particular, you must not:
- copy, reproduce, republish, mirror, frame or redistribute any part of the site or its content, in any medium;
- use our text, images, designs, floor plans or pricing to build, populate or market a competing website, brochure, listing or offer;
- scrape, crawl, harvest, index or bulk-extract content by automated means, or circumvent any technical measure we use to restrict such access;
- use any content to train, fine-tune, evaluate or ground artificial intelligence or machine-learning systems, including large language models and image generators;
- remove, obscure or alter any copyright, trade mark or attribution notice.
We expressly reserve all text and data mining rights in this website and its content under Article 4(3) of EU Directive 2019/790 and any equivalent national or international provision. This reservation is also published in machine-readable form at /ai.txt and /.well-known/tdmrep.json, and is signalled in our robots.txt file and in HTTP and meta directives (including noai, noimageai and tdm-reservation). Ignoring these signals does not create any licence.
“PrefabHomes”, our logo and our design codes are our brand identifiers and may not be used without permission, including in advertising, comparison pages or domain names.
To request a licence, quote our content, or report content of ours appearing elsewhere, email info@cyprusprefabhomes.com. We monitor for copied content and pursue infringements, including via hosting-provider and search-engine takedown procedures and legal action where warranted.
What data we collect
Depending on how you interact with us, we may process:
- Contact and project enquiries — name, email, phone number, desired home size, bedrooms, and any message or project details you enter in the website contact form.
- AI chat (FAQ assistant) — the questions and messages you send in the chat widget, and related conversation context needed to answer you. We may also keep useful Q&A pairs in an internal knowledge store to improve future answers (without intentionally collecting contact details in chat).
- Voice receptionist (Andreas) — spoken or typed answers used for lead intake, including preferred language, full name, telephone, preferred contact times, project location in Cyprus, floors, bedrooms, bathrooms, house size, plot details, design number from the site, free-form notes, and a transcript of the call. Audio speech recognition and text-to-speech run in your browser where supported; the text of the conversation is sent to our servers.
- Technical and security data — approximate IP address and basic request metadata used for rate limiting and abuse prevention on our AI endpoints. Server and hosting logs may also record standard connection details (for example IP, browser user agent, pages requested, and timestamps).
- Language preference — your selected site language is stored in your browser’s local storage so the interface stays in that language on return visits.
We do not currently run third-party advertising or analytics cookies (such as Google Analytics). If that changes, we will update this policy.
Why we use your data (purposes)
- To respond to enquiries and provide quotes or project advice.
- To operate the FAQ chat and voice receptionist and improve our knowledge base.
- To follow up on voice leads and arrange sales or planning calls.
- To keep the website secure and prevent abuse of AI features.
- To remember your language preference on this device.
- To meet legal obligations that apply to us in Cyprus / the EU.
Legal bases (GDPR)
Where GDPR applies, we rely on one or more of the following:
- Legitimate interests — operating and securing the website, answering FAQ questions, improving our assistant, and following up on genuine project leads in a way that does not override your rights.
- Steps prior to a contract / contract performance — when you ask us about a build and we need your details to prepare a proposal or deliver services.
- Consent — where required (for example for optional marketing we may introduce later, or certain non-essential cookies if we add them). You can withdraw consent at any time.
- Legal obligation — when we must retain or disclose data to comply with law.
Cookies and similar technologies
This site primarily uses local storage for your language preference rather than marketing cookies. Essential hosting and session technology may set technical cookies needed for the site to function. Your browser settings let you clear stored data or block cookies; some features may then work less smoothly.
Third parties and AI providers
To run chat and voice features we may send conversation text (and related prompts) to language-model providers through infrastructure such as the Vercel AI Gateway, or directly via configured provider APIs (for example Anthropic or OpenAI), depending on how the site is deployed. If web search is enabled for the assistant, search queries may be sent to a search API provider (such as Tavily or Serper).
Voice lead records are stored for our sales team (for example as files under our server data directory). Hosting and deployment may involve infrastructure providers (such as Vercel) that process request logs as part of running the site.
These processors act on our instructions and must not use your data for their own unrelated purposes. Some providers may process data outside Cyprus; where transfers leave the EEA/UK, we rely on appropriate safeguards (such as standard contractual clauses) offered by those providers.
Answers from the AI assistant or voice tool are informational only and are subject to the same content disclaimer above; they do not replace a written quote or legal advice.
How long we keep data
- Contact and voice leads — kept for as long as needed to handle your enquiry and any resulting project relationship, and then for a reasonable period for follow-up, dispute handling and legal record-keeping (typically up to a few years unless a longer period is required).
- Chat / knowledge snippets — retained while useful for answering similar questions, or until deleted as part of routine maintenance.
- Rate-limit / security logs — kept briefly (for example minutes to days) for abuse prevention, unless needed longer to investigate incidents.
- Language preference — remains in your browser until you clear site data.
Your rights
Under GDPR (where applicable) you may have the right to:
- Access the personal data we hold about you
- Request correction of inaccurate data
- Request erasure in certain circumstances
- Restrict or object to certain processing
- Data portability for data you provided to us
- Withdraw consent where processing is based on consent
- Lodge a complaint with the Office of the Commissioner for Personal Data Protection in Cyprus, or another EU supervisory authority where you live or work
To exercise these rights, email info@cyprusprefabhomes.com with enough detail for us to identify your request. We may need to verify your identity before responding.
Children
Our services are aimed at adults exploring home-building projects. We do not knowingly collect personal data from children. If you believe a child has provided data to us, contact us and we will delete it where appropriate.
Security
We take reasonable technical and organisational measures to protect personal data (including access controls on lead files and sanitising inputs to AI endpoints). No online transmission or storage is perfectly secure; please use strong passwords on your own devices and avoid sharing sensitive financial details in chat or voice.
Changes to this policy
We reserve the right to update this Privacy Policy — including the website-content disclaimer — at any time. When we do, we will revise the “Last updated” date above and record a short summary of material changes in the change log below. Continued use of the site after an update constitutes notice that you should review the revised policy. We are not obliged to provide individual notice of every change unless required by law.
